Callum Roberts Fees to Tenants (All prices inclusive of VAT.)

Administration Fees

  • Contract Fee: £200.00

  • Tenant Reference Fee: £150.00 up to two people

  • Additional Tenant Reference Fee: £150.00 per person

  • End of Tenancy Cleaning: Price range £100.00 to £1000.00. Price dependent on the size and condition of the property

  • Contract Renewal: £150.00 per Tenancy

  • Lost Keys: £60.00

  • Change of Tenant Fee: £150.00 per person

  • Amendment to the Tenancy Agreement during the Tenancy: £150.00. (e.g Payment Schedule change)

  • Rent Paid in Advance: Equivalent to One-Six months rent

  • The amount of rent paid in advance will vary depending on an occupants financial circumstances and references. This can vary from one to six months rent in advance

  • Tenancy Deposit: Equivalent to Six weeks Rent
  • The deposit is taken as a security measure and will be refunded at the end of the Tenancy (normally within ten working days of the end of the Tenancy and Check Out) provided there is no damage to the property, its contents or any outstanding payments and subject to all conditions being met within the Tenancy Agreement


Inventory Check In / Out Fee
Please note, that it is normal practice for the Landlord to pay the cost of an inventory ‘check-in’ at the commencement of the tenancy and for you (as the tenant) to pay for the inventory ‘check-out’ at the end of the tenancy. The cost of the check-out will be deducted from your tenancy deposit, prior to release. The cost of the check in / check out report will vary between £100.00 and £1000.00 depending on the size of the property.


Callum Roberts fees to Landlords for Residential Lettings

Instructions are only accepted by Callum Roberts Limited upon the following Terms and Conditions. Any variation must be agreed in writing, executed by Callum Roberts Limited and annexed to these Terms and Conditions. It is imperative that the party entering into the Tenancy Agreement or the person signing on behalf of that party has the legal right to do so. Proof of such authority may be required by the proposed Tenant or Ourselves and/or his/her Solicitor’s before the Tenant agrees to enter into a Tenancy Agreement. VAT will be charged at the prevailing rate (currently 20%) and is therefore subject to periodic change.

Commission summary for letting
  • 12.00% of total rent payable (inclusive of VAT)

  • Commission summary for letting plus rent collection
  • 13.20% of total rent payable (inclusive of VAT)

  • Commission summary for letting, rent collection and management
  • 18.00% of total rent payable (inclusive of VAT)

  • Subject in all cases to a minimum fee of £600 (inclusive of VAT) and an administration charge of £150.00 (inclusive of VAT)

It is imperative that the party entering into this agreement or the person signing on behalf of that party has the legal right to do so.

The Terms are necessarily quite detailed and precise, so it is advised that if you require any further clarification on any aspect of them, you should contact a member of staff of Callum Roberts to discuss them.

VAT will be charged at the prevailing rate (currently 20%) and is therefore subject to periodic change.

  • Sole Agency – 2.4% (inclusive of VAT)

  • Joint Agency – 3% (inclusive of VAT)

  • Multiple Agency – 3.6% (inclusive of VAT)

Payment of Commission

The commission the Client pays the Agent is based on the total value of the transaction. The total value of the transaction will also include the value of any non cash consideration put forward by the buyer. The amount charged will be a percentage rate incl. VAT

Commission becomes due and payable upon exchange of contracts. However, provided that Callum Roberts Ltd. receives a written and irrevocable undertaking from the Client’s solicitors within five working days thereafter to settle Callum Roberts Ltd. fees in full from the sale proceeds upon completion, Callum Roberts Ltd. will be prepared to defer payment until that time.
